The Building Survey is a comprehensive and detailed evaluation of the property construction and its condition. The report will detail every aspect of the property and identify any defects, the cause of defects, any repairs and maintenance issues.
Our Building Surveys will provide a list of recommended works with budget costs to provide an idea of what may need to be carried out to the property.
Our building surveys cover the following areas:
Description – the history of the property and any alterations or additions since construction.
Construction type – materials used in the erection of the property and additions.
Defect analysis – report on defects and recommendations.
Advice – recommendations as to specialist advice if required in respect of asbestos, damp and timber treatments, electrics, gas and plumbing.
External Areas – report on the condition and description of garages, shed and other outbuildings within the demise of the property. External boundaries and gardens, paved areas, etc. both front and rear gardens together with fences and boundaries. All walls, roof coverings, rainwater goods,fascias, windows & doors, joinery, drainage and decorations.
Internally – structure and decorative condition of walls, floors and ceilings, joinery, internal plumbing within kitchens, bathrooms, cloakrooms, roof voids, lofts and cellars.
Our survey will report on the general condition of the electrical and gas installations but it is recommended that these be inspected by a qualified Electrician and Gas installer.
The condition report looks at specific problems within a property such a damp, mould growth, cracks, movement, wet/dry rot, uneven floors, leaks, etc. The Condition Report is usually a short form report with recommendations for repairs.
This type of report may be required by your insurance company in the event of a claim. Please check with your insurance provider.
